wow what a day it was soooooo hot here today had to be in the forties because at 10am
it was 39 degrees in landsborough ive been in the pool all day on and off ,this house is like
an oven, no air con ,our air con is a big pool out the back thank goodness because i dont
know how anybody does it with a lymphodema stocking on .
tomorrow is going to be 31 apparently,we have another person looking at the house for sale
tomorrow at 10am so fingers crossed.
the market must be picking up though because we are slowly getting more interest take
care of yourselves wherever you may be especially in this heat in qld its a shocker.

I've certainly got my fingers crossed for you Della. We are at Greens Lake in Victoria and I have been in winter woollies all day. I think it's time the temperature became a little more consistent here's hoping it warms up a little tomorrow but not enough to reach the temperatures you are experiencing up there.

Wierd Weather for this time of year. Cooking up here, yet there was snow in Victoria today.

I'll swap you. I love the heat. I hate the wind. It has been blowing a gale (cyclone), since we arrived here yesterday. I am awaiting a parcel, but will leave Thursday regardless. Enjoy the heat, I can't wait to hit the north again.

Where we are yesterday never got above 32- had a sea breeze most of the day. Decided to give tennis a miss this morning as walking 5am was hotter than it was same time yesterday! I'm with you Leevin- hate the wind prefer the heat to cold anyday. Where are you at the moment? If home are you coming to Bullocky's on Sunday for the BBQ?

Some people (generations), don't like the idea of an old Qlander as you have to love them and keep working on them. We had an old Qlander in Nth Qld.....gee I miss it!
Kay, We are in Whyalla (yippee), and if the wind drops to cyclonic the locals don't notice and think it is a heat wave! Leaving in the morning for Lincoln Bay. Enjoy the bbq.

well that was a waste of time ,fair dinkum im starting to get the willys now with all of this ,when some ones says old queenslander i mean what does that say to you ,are you expecting to look at a modern brick home with tiles like nowadays ,the family that looked at it said oh we are wanting something a bit more modern, well take a look at the picture in the real estate its a queenslander not a brick veneer home with polished tiles ect, its a lovely home and yes its about twenty years old i guess, but when an advertisement says old queenslander to me that firstly says wood for starters.
i dunno guess the next lot may be the ones im just going with the flow from now on and leaving it up to the big man above.

I know what you are going through, Glassies. When we put our home on the market last year b- 1st Jan (in time for floods, tsunamis and cyclones in queensland), the agent was very enthusiastic about selling it. However, it was always:
Too big (4 bed + study, 2 bath, lounge, dining, family, kitchen, laundry bigger than most bedrooms, wrap around verandas)
Too small (4 bed + study, 2 bath, lounge, dining, family, kitchen, laundry bigger than most bedrooms, wrap around verandas)
Shed not big enough (could house 12 cars)
Land not big enough for horses (4 acres)
Gardens too landscaped for horses!
Too old (12 years)
Kitchen needs painting
We want a new canvas
the list of excuses went on, but finally we had a genuine buyer by May and settled in June. Perfect timing.
Good luck, there is someone out there who loves your home, they have just not seen it yet.

Theres a magic thing happens when you find the right house Glassies. We loved this one at first sight, although we have to park the caravan in storage and do some work on it.
When we sold our house in Canberra I expected that the people who bought it would be a mature family who liked gardening, since the large garden plus large garage/workshop was a feature of the place. But the people who bought were a young newly married couple who barely noticed the garden except that there would be room for the dog they would like to get. And they really loved the house.
You can just never tell! Try not to worry, it will all work out somehow.

hey della i have absolutely no confidence in real estate agents having sold cars for the last 28 yrs they do not know how to qualify and definitely dont know how to sell they pick the weak point out of buyer and seller and concentrate their efforts based on that i bet once you sell and think about it i will be right. good luck gary(btw leaving for townsville in 2 weeks for xmas we should catch up let us know happy xmas!!)

Ditto, Della can I suggest you get in touch with Neil Jenman (ph 02 9894 6265) and ask for one of his agents in your area and also ask for a copy of his book, have a read of his book, sack your real estate agent and go with a Jenman one or do the sell it yourself option. If you go with an agent make sure you get them to sign the Jenman guarantee, get a copy here http://www.jenman.com.au/BS_S_Guarantee.php you need somebody who knows how to sell a house and that is not a real estate salesman/woman.
When we sold our house in Victoria it was sold for the price we wanted and within two weeks of the Jenman agent getting her hands on it, also do not pay for advertising in newspapers, the only person that the advert sells is the real estate agent, have a look in a newspaper and see all the happy estate agents smieing back at you because they are getting advertising for their buisness and the customer is paying for it, do not fall for this estate agents trap, stipulate no newspaper advertising, go get a copy of that book and start reading, it will open your eyes to these people who call themselves salemen/women.
If you do decide to get the new agent to sign the guarantee, make sure he/she signs the gurantee BFEORE you sign with them.
