For reference....as mentioned in my intro post elsewhere, my wife and I, currently small crop farming, are 'considering' the potential purchase of a caravan park for our next business adventure (very much post-farmsale AND certainly after our next travelling adventure BTW)
and I ask the following in good faith and without wishing to upset any forum protocol etc. please transfer/comment etc if I've 'overstepped' here.
I do not wish to talk about business/commercial matters at all, for now .....simply 'common sense'/subjective opinions about facilities/feel/function etc.

what makes a caravan park 'special' enough to you so you would recommend a stay there to others (known or unknown)?

A good example of what makes a good caravan park for Nomads is the park at Walkerman which is between Atherton and Mareeba It is a very friendly park where the owners participate in happy hour each day, it has all be basics that nomads need, the toilets are always clean and there is heaps of room at each site finally the rates for sites are very reasonable $22.00 per night with a free night if staying a week, every body is made to feel welcome and it seems that nothing is too much trouble an ideal park

I'd say ditto to aussietraveller. Grey Nomads don't ask for 'piped music' in the toilet block or jumping mats (which cost a heap of money to maintain) but friendly service, clean amenities and good sites.
The caravan park at Mundubbera stands out to us. Clean amenities, nice big sites, concrete slabs, with tall hedges at the back for privacy and shade, and shrubbery between each one, nice wide access roads so you could back in without running into the people opposite. There was a lovely clean pool, a camp kitchen, but no kids playground or jumping pillow which we dont want anyway. Dogs were allowed on leads. They also had a book exchange in the front office. (Donation to RFDS) The managers were very friendly and helpful, cant remember the price but we got a free night each week. The whole town of Mundubbera was welcoming, we enjoyed our time there so much we extended twice.
You will find as you travel that some caravan parks seem better than others, and sometimes its hard to explain why, they just have a nicer atmosphere.

Further to that elusive "why" is the example of the big caravan park at Derby. They had 200 sites, and during school hols at the peak of their busy season they must have had 50 or more extras on the area behind the park. There were even people parked in the "street" (we called them the "Street Kids"), and nobody complained. The managers are particularly helpfull folk who understand that you cant turn people away in such an isolated town, theres nowhere else safe to camp. The amenities were crowded, but clean, the only problem was the garbage bins filled quicker than they could empty them, although they really tried. We loved it. Everybody else seemed to enjoy it too. And we'd go back if it wasnt so darn far! I think it was the managers attitude that made it so good.
