i have read about painting the top foot of the awning with flex seal to protect from uv, has anyone here tried this or is there another product that might work. I cant find flex seal in AUS. in pint tins or such only spraycans that I would make a mess with.

PS warranty is useless  10 years advertised  4 years falling apart

I had the same problem with my caravan awning. After about 6 years out in the open, the fabric (vinyl) developed holes due to UV exposure. I replaced the vinyl fabric with a new one and painted the exposed portion (when rolled up) with a white vinyl fabric paint to give it a better chance of surviving UV exposure. Spray cans are available from most automotive stores, such as Autobarn, Supercheap, Repco, etc. I don't remember the brand because I threw away the empty can. Masking off the other areas of the caravan was easy enough and wait for a warm, windless day to do the spray job. I was also interested in a brush-on version, but couldn't find any and that that didn't really matter. That was close on a year ago and the paint seems to be ok so far.

Flexseal is NOT UV stabilised.
