Well this is not going to plan, the people who put the offer on our house have hit a snag and will be delayed by a month or so. Mean while every house that we look at SWMBO dosent like or is way over budget. We missed beauty with a 'Private tropical oasis" in the back yard where we could have entertained our dog and had a dinner party by seconds.  Now I KNOW WHY OURS WENT SO QUICKLY when we compare it with what else is available, could be a long cold winter in the van @ the Riverside CP in Queanbeyan, while our goods and chatels sit snugly in store somewhere......
Estate Agents must do a course in unethical practise, some of em are sleazier than our politicians and election promises....

We withdrew our offer. The Agent tried to start a bidding war with the people who he claimed had put in the highest bids on the place we looked at. Went to an auction at 9:30 today place passed in, only 3 bidders but the current ecconomic climate has buyers being really carefull, investors only want a bargain and the vendors still all seem to have unrealistic ideas about the value of their homes.
The quest continues......

From my experience, you will find the right place at the right price, in time. Its when you push to get somewhere, that when it comes unstuck.

The agents push, produce shadows, always have. Knowing that helps.

Cash is alway king, so if your place is sold and you use your van, then you are king with cash. I cannot see the crows (agents) bothering you.

Stick with your plan, and I hope your new place is found, at a time that suits you.

Just discovered that "Gazumping" is alive and well in the ACT. Put in an offer yesterday arvo and get an email this morning telling me that another higher offer has been recieved and to retain my position as "higest bidder" I should place another offer "as soon as possible" LOL....
I offered the asking price expecting the Agent to say ok but she had to take my offer of the asking price to the vendor for her approval, now if I go anywhere to buy anything I pay the price on the tag, not with real estate it seems.
Naturally I formally withdrew my offer so if we were shadow boxing and the other offer falls thru I can now reoffer 20k under the asking price.
I suspect that if the first home buyers grant drops back in June that the market may stabilise...

This is really getting to me. Now my garage has to be rewired.....
Just been informed that the wiring standards have been changed since 2002 and to get a C of O the garage wiring has to be bought up to the new standards as the Cert cannot be issued retrospectivley. The electrical contractor who did not do the job properly in 2002 now wants me to pay for the upgrade and of course if I want the C of O then I have to pay....

And just when it's all going to excrement and agent calls me and tells me our offer on this place http://www.allhomes.com.au/ah/ah0073?slid=167347292 which was $40000 under the asking price has been accepted.....
Space for the van and only a brief electroscoot to a good shopping centre....
Though the low maintenance back yard AKA fence to fence concrete may prove a challenge for Gracie.....I intend digging most of it up.

Good luck Basil, we have just accepted an offer on our house after a long period on sale. they want an early settlement, just 3 weeks away. their conveyancer ordered a pool inspection, even though the building inspector said everything was perfect. council man said the fence was not compliant with regulations. funny, it was 5 years ago when it went up. all fixed and approved now so hopefully they will exchange contracts next week. then we get to live in the van till the new house is finished. I love the van so much I may not want to go to the new house, shame I have to go to work. keep your spirits up, it will all work out soon and then you can relax and enjoy your new surroundings.

It's all go go go, cleaning up "stuff" and donating it to the relevant museums where it should have been put years ago. I discovered that I have in my posession the only surviving copy of the 3 reel cinema classic "Seven Miles from Sydney and a Thousand Miles from Care" (see I was reminiscing about this same topic elsewhere) NFSA seem most interested in getting hold of it....
