A Grey Nomad Paradise!

Hi everyone, My wife Sheryl and I are buying a 3,500 acre property near Wilpena Pound in the Flinders Ranges in South Australia. The land is mainly natural bushland with 2 wiers that are ideal for canoeing etc. We want to establish a caravan park with a difference. The sites will be set out throughout the 3,500 acres not living side by side as in normal parks, and set up with full unsuite facilities. There are 4X4 tracks throughout the property that will allow you to spend many happy days just checking out the ruggared beauty of this awsome property. The fee's will be $50 per week or $10 per night per couple.

The sites are very private and have open fire places as well as full roof cover. This would be camping to the max. Two night a week there will be a pig or lamb on the spit at the main came kitchen sitting around the open fire under the stars and chat and relax.

The theme will be set in the sixties so you can relive the good old days. We even have a few old 3 speed on the column holdens and valiants etc to just cruise around the property like the old days. Horse riding, Quad Bikes and off road two seater buggies will also be available. The best thing is what you would spend in a normal Caravan Park in 2 nights you get nearly a week at ours.

We would like feedback from Grey Nomads to assist in setting this place up as the best enjoyable place to stay designed by you the traveller. Hope to hear from you all with ideas and what you would like to have on this magnificent property.

I think the quad bikes and two seater buggies would put me off in a quiet rural setting.

The rest sounds great.....

I know of one country park that only has ensuites, it does become a problem by restricting numbers in the park, unless occupants are willing to share an ensuite.  I know when they have a large group or club there they have to do this, and of course when this happens while someone is in the ensuite using the loo or showers, nobody can get access for that sudden call of nature. 

Ensuites are fine, but I would suggest also a shared ablution block to accomodate clubs, groups and perhaps tent campers etc.

Vic, Its 3,500 acres. I doubt if you would even notice them.
Also it might not be just for grey nomads but the general public as well.

I read that as being directed at GNs, well at least generally speaking.

Thanks for all your responses, Yes we want GN's to be involved in the creation of this property.
It will have facilities for Clubs, Tour Groups and Backpackers etc but all in their own areas of the park. The park also will have a main Social area with shop,cafe set in the 50's 60's & 70's selling original spiders and milk bar. restaurant, function centre and major ablution blocks.
3,500 acres is a large area to get lost in. Pets are welcome but because of the natural wildlife such as Koala's, Kangaroo's etc that are free to wander the park, pets will have to be kept on leash at all times but very welcome.

sounds realy great but i cant see it happening for $50 a week ,have to be an awful lot of people there to make it profitable.

Sounds great to me, we will pay you a visit next time we are in the area, there is also another 4x4 track called 'skytrack' around that area.

In regards to pet friendly, SOME pet owners are not responsible and spoil it for the rest, it reminds me of a check in at a caravan park here in WA that I witnessed, the dog owner asked at the desk if her dog can run free around their camp area, this was AFTER being told dogs must be on a lead at ALL times, the owner of the park said IF your dog is not on it's lead you will be told to pack up and leave, and you will leave without your dog because we will shoot it.

This is a true story because I was the next in line to check in.

As a dog owner, I have to say it annoys me whenever pet friendly parks are mentioned that the issue of lack of owner responsibility comes up. Always 100% .... hang your hat on it.

So, I want to raise the issue of irresponsible 4x4, dirt bike and power boat enthusiasts, and drunks who sing loudly, who can also be irresponsible, have an impact on the environment and annoy with noise etc.

If anything puts me off, its noise. I can deal with a bit of dog poo.

There are irresponsible people in all walks of life, just something we have to deal with.

If anything puts me off, its dog poo. I can deal with a bit of noise, wouldn't it be a sad place if we all thought alike?

What really puts me off is the dog owner that walks away and leaves their dog poo behind for other to step into, it's these people that make it bad for the rest of the dog owner population.

Yep I've got to add my bit as well. I've operated a pet friendly accommodation business for several years and have generally found pet owners to be very responsible - much more so than people with children for example. It always takes one to spoil it for the rest but like Rip and Rosie I have had issues with people who drink too much, make a lot of noise etc but never with dog owners making it difficult for others.

I have been thinking about this and are you aware that you may need local council permission and licences to operate a CP of this nature, all very expensive, also other CP near you may kick up a fuss with those prices, I would like to see this go ahead but check out your options before you spend too much cash.

There is another couple on here who have offered their farm for free to GN's here in WA, but I would expect most GN's would offer to do some work around the farm or offer a donation, in this case I would think there would be no need for council's or licences, but you really do need to check it out at your end.

There is also another similiar somewhere in Vic, near Avoca. Where some of the nomads have stayed and they are in the process of getting it organised.
I'm sure Gary and Sheryl have looked into all the legalities of being able to go down this path. They seem to know what they are doing and will have sussed out what they have to do to get it up and running.

 Agreed. When we are in a caravan park or campground and new neighbours turn up, our hearts sink if they have children. We have had so many stays marred by noisy, badly behaved children, allowed to run feral. Dog owners are invariably more responsible in such places.

Perhaps the new place could provide children free areas?

Best wishes with your new venture, Gary and Sheryl,

One thought is to provide a general unpowered camping area. 4WD Tag Along operators (and others) may be interested, also those wishing to bush camp without the "bells and whistles" but would like access to a common ablution block.

Compatibility between allowing pets and the abundant wildlife in that area could also be an issue. Even dogs on a leash can scare away kangaroos, wallabies, euros, emus and smaller creatures that are common to that area.

 Funny in all the years we have travelled, I have never trod in children poo and usually found the kids asleep by 8pm, we must be unusual as we love to hear children having fun during the day, cant count the number of times I have had to ask a fellow camper to shut his/her dog from yapping at night

I cannot believe the number of people on here who do not like kids around, the greatest joy in our life is to go away with our grand kids, and they can make as much noise as they like.
