renting your castle


nois any one out there renting there house and having headaches with there realestate. people i meet on the road are saying there a headache an i now belive then ,they seem to come under the same catorgory as car sales, politicans,etc etc .is there any one having this problem and any solutions.

We have just sold our house in Melbourne but before that it was rented out for 3 years. We had no real problems with the real estate people, nor with tenants. When choosing the agent to rent the house out with we asked around for other peoples experience and chose one which seemed to have reasonable reports. It will help you if you have someone local that can keep an eye on things, and can act as a port of call if you are out of contact for a while.

 This may  be an idea.  Here in Victoria, a Police Officer graduates and goes to a Training Station for  mentoring etc for anything up to 18 months.   Each of these Training Stations are getting new graduates on a very regular basis.   I believe that other states work on a similar principal.  Contact your larget local police station and see if they will allow you to offer your house for rent to new graduates (also recently divorced coppers, heaps of them) as an alternative.   In Vic, the copper/tenant is usually only looking for accomodation for  a year or two (sometimes longer) and they are the closest thing to a perfect tenant.   They can't skip out/late payments (big trouble for them if they have overdue bills) they have to keep their homes looking nice (Police Regulations) they aren't allowed to disturb the neighbours (more Regulations) and they are an in built security service.  Rental payments can be made direct from their pay or bank into yours.   Young coppers move out of their parental homes alot sooner than most young people due to the hours worked, weird shifts and the 'macho' image required to chat up young ladies, so they're looking for rentals.  Have a chat to the local Station Commander (usually a Senior Sergeant) and ask if he/she is happy for you to advertise your house for rent in the mess room.  The only downside is that you are dealing directly with your tenant rather than at 'arm's length' and they do require anonimity in where they live (don't tell everyone).   For what it's worth.  P.S. If you're a bit shy with coppers, you could try the ambos.

 We rented our house in Tassie through an agent and found the whole experience somewhat unsatisfactory. Tenants were allowed to fall behind in rent and wreck the place into the bargain.  Last tenant skipped owing us $4,000, and they stuffed the new carpets.  Now prefer to leave the house empty, at least we know it is not getting wrecked.  It is 15 k's from town so the agents don't want to be bothered going out there to check on it.  I personally wouldn't rent it again, but other people have certainly had better experiences.  I guess it all depends on how vigilant the agent is.  Having done property management for a number of years myself, I know that there are some mongrels out there, but there are also a few good tenants, you just have to find them and then keep them.

Hi Ralph, My experience with renting out houses has been a good one. I choose a local and well standing agent. The larger companies seem to put me onto the back burner cause they make more money from a sale. In saying that...I would now go through an asset company. Thats all they do is look after your asset, so you know the checks are done at a regular interval,the turnover of staff is less & they are trained in Property Management so should be able to tell you what needs fixing and why. Often they have whats known as "tenant from Hell" insurance...in case you do get a tenant from hell(sorry THEY get the tenant) Anyway thats my experience & thought.

I've got great tenants for my castle back in NZ and long may they stay there. Awesome advice Keith about renting to coppers and if my current ones want to scoot I'll certainly look into it. But bad tenants are a nightmare - a friend had an awful experience with one and has since sold the house as it was just so off putting. I guess getting a good property manager is like many other things - go by recommendations from people who would be terribly embarassed if their recommendation then let them down.

At the end of the day it comes down to the 'checks and balances' that the agent does on the prospective tenants. An experienced and dedicated agent should do a detailed check on an applicants past tenancy record and their employment status, you as the owner have the right and should be given a copy of the best prospects applications with the agents preference, at that point you have the final say in who is going to occupy your home. Whilst it is still possible for a 'bad apple' to slip the net, it is a very low percentage possibility.

Over 30 years and several properties, I have had one bad tenant out of about 35, even then, they were good payers and the mess that they left they wrote out a cheque to cover the quotes for cleaning and repairs.

Like I said, it is reliant upon the background checks done by the agent prior to acceptance that is the key thing.

We had a fairly good agent who inspected the place regularly while we were away for 2 years. The one problem was, when it was between tennents we had to put a cracker under the real estates derriere to get them moving otherwise it would have stayed vacant.

Best to ask local people about their experiences with real estates. Also you could enquire at a few strata management places & see what real estate they like dealing with.

please dont categorise everyone i am a motor dealer and take offence to being "'branded'' i make a living out of being honest and believe it or not this is the best way to succeed as a dealer, unfortunately the bad ones in our industry make it hard for the good guys as is the same in all types of business.

we rent out home out in landsborough ,got great tennants and ironically they are in the same subaru club we are in
we didnt realize till we got our local mag from the club, they are fantastic tenants , however we did have our house
with sunshine coast realty in glenview, they have now sold all there rentals to monarch real estate in landsborough but
im not impressed as they rented the house out in front of ours to any old person who came along.

one time a mother moved all her teenage kids in and then left them to it, our tenants are great but heaven help us if they
leave, they have said that they want it for about 8 years so we are pleased.

we try to keep everything done for them that needs doing.

its a catch 22 realy.
