It sounds like water is getting under sealer ? Is it visible from
The ground ? Maybe apply some sikoflex over it ? Its self leveling apply reasonably thick. find early intervention when it comes to suspect leaks is good maintenance !!
Our Caravan was involved in an accident ( top drivers side came in contact with a tree) it was fixed up under insurance. However about 2 months later I got up on a ladder to check something out with the TV aerial and noticed that the Silicon/Sikaflex or what ever, was not sealing correctly, unlike the original sealant.. Cannot remember the exact cause of the problem, it was along the lines of : New Silicon/Sikaflex was different to the original and did not stick properly or incorrect preparation of the job prior to applying the new sealant, or............ .
The fix, the latest coat of Silicon/Sikaflex/Whatever, was completely removed, and another application of XXXX was applied and no problems since.
Applying new sealant on top of old is a waste of time and money quite frankly. The adherence is immediately compromised.
Cut out the old sealant, clean properly and apply new. Best stuff for caravans is a polyurethane such as one of the Sika products. Sika Pro is a good one for sealing applications and available at Bunnings. Most sealants require some tooling off to gain maximum adhesion.
You may find that Selleys Armourflex will do a better sealing job and only needs the area roughed up and cleaned down with metho. To fix real PITA water leaks where panels join etc and around roof hatches etc is Dicor 502LSW self levelling sealant. The catch with using this stuff is you either have to get the repair area completely level, or build a dam out of the Selleys Armourflex or similar to stop it just running off the roof. Be warned, if the hole goes right through, put some tape over the hole inside or you will still have a hole and a puddle of sealant on the floor the next morning  I had to build an inner dam around the edges of a fan roof vent I fitted for a customer after all the Dicor dribbled in around the vent over night and dripped on the floor. Fortunately we had drop clothes on the floor or it would have made a real mess.
