IF YOU COULD DESIGN Your OWN VAN PARK


NON PUBLIC- CO- OP/ SHAREHOLDER ownership concept,what imaginative ideas would you want-?10 dislikes & 10 likes lists here eg . 1/- En suite small bathroom buildings,no big shared amenities block2/- Being non public,bigger van spaces3/- a planted orchard4/- no cats or dogs,only free native wildlife..etc,etc imagine a 20 acre,co op owned property.

Great minds think alike..It wld pay for itself by having 2 perm pensioners- live on caretakers paying only $100 a week as rent.$5,200 ea $10,400 per year goes into a Co- Op fund to pay Rates & Elect & Improves..Co op members wld get 4 weeks of freebie living a year

All drive through level sites. More space between each site and nice privacy screens. LPG refill's. Weigh Bridge. Wash bay for car and van with a high stand both sides of drive through area to be able to wash top of van. Nothing over $30.00 per night with a pay 6 get 7th free. Maybe even a good monthly rate. Good laundry with modern front load washing and drying machines set up about one metre from ground level. Cloths lines near by if preferred.

No jumping castles or anything like that. No fires allowed after 7.00 pm any time of year, all fires must be completely out with no smoke. No noise at all after 10.00 pm. OH OK then 11.00 pm.

I'm not asking much or for things to be gold plated though.

YEA,too many old parks around,not able to be renovated to the year 2020 wants,standards,needs..bigger vans around than in the 1950s/70s..& people getting older want safer facilities..some old parks renovate,but cld do better..Where I am wants a G.M clientele mainly who likes sleeping long hrs quietly..No partying backpackers/ kids/ & no troubles..

We'll go for the park that allows for the quieter dogs, but must be on a lead and must be exercised twice a day. All mess to be cleared promptly. No leaving dogs un-attended but can be left with an on-park dog-sitter up until 5pm.

Wood fired bbq's allowed up until 8pm, but must be no smoke by 9pm.

Kids ok but at one end of the park. Kids' playground etc down there too, a $5p.n. loading for kids to cover costs of games etc.

Good with the larger sites, the drive thru ability on at least 50%, a bit of separation between sites. All sites en-suite. Sullage drainage to be at ground level with no raised edging. Linear clotheslines at back of all sites. No terracing  for individual sites, but ok to do in blocks of 4, but all sites to have a level apron for vehicle to help in hitching.

No generators to be run in the C.P. No revving of vehicle engines. Garbage cleared twice a day.

Love some of the fantasies so far.
Perhaps a few of those who desire these things could band together and open up a chain of parks across Australia for all of us to enjoy.

Makes more sense-- keep it simple,& your insurances be less.Too much beauracracy..Dogless & Catless is my like.Humans are not allowed to toilette & pee everywhere- why should dogs & cats be allowed to.Its so yuk to see them up against  a tree or stinking your car tyre..They also stroll around & can carry horrible diseases,esp cats..They totally overan the last place we lived & so did the pet owners,Arrogant-!! The garden smelt of cat pee every morning & the car.. a not to commercialized park,my like,not into gold coaster style ideas- the opposite..

Perhaps it could be named the Curmudgeons Caravan Park.biggrin

 

  • no cats or dogs

 

  • No cats, dogs, generators, or children.

Hey those are the guys from the wi-i forum.
I stayed at a park that had been run down, and had been recently come under new ownership. They were interested in just this subject, so I put the question up on this forum, and got many good comments. Pasted the replies into word, a bit of editing, and presented it to them, jobs done.

Contemplating the irony, the same could be applied to humans, particularly at the present time with Covid19 causing mayhem.

Yes, Angle parking is a good idea. A CP in Katherine, NT has this and it is much easier although I have never really had any problems. There is also a CP being slowly redeveloped in Huskinson, NSW which has drive through sites, artificial grass for annex/awning area and garden hedges between each site that will eventually provide some decent privacy from your neighbor. (All in the redeveloped areas of the CP) All good ideas. I don't think we can expect much more than that.

I stayed at one park that had the vans parked one each way, so each pair of vans was back to back, and face to face with the other, a very friendly way to be.

I believe that going into the future, for me, as a travelling Grey Nomad

Also not really knowing, what the new normal will actually be

If I was to design a new caravan park today, I would opt for one of three scenarios

  • Full en-suite on each site, with water, power, and no amenity block, or camp kitchen

  • No amenity block, with every RV being self contained, power and water, plus grey water drain, at each site
  • Nothing except sites marked out, with every RV being self contained, with dump point and water, at a central point

If in the future we have Coronavirus 20, 21, 22, etc, perhaps camp kitchens, and ablution blocks, may not be the places to visit

And what would be the good of "your" park when so many of the self sufficient people want to use the available free camps?
You'd have to pick the perfect spot with no other facilities available now or in the future.

Regarding "dogless", most of us have seen the ditty in some parks where they praise dogs over humans. E.g. dogs don't borrow plugs out of the sinks, don't have loud parties at night, don't let their kids ride their bikes all over the place, etc.

The perfect park? We like the Capella CP - just north of Emerald, QLD & the Lake View CP at Richmond, western Qld.
