Downsizing


Hi all Nomads,

Just thought I'd put it out there that we are moving on from Mount Barker and if any of you in WA are interested in a nice country property, message me.

We have also put our van up for sale, on consignment in Perth, so probably not much touring on the cards.

Mount Barker is a great town, no crime, perfect weather but a bit far from family and friends, trying to get a bit closer.

 We are going from a big 4 x 2 on 12 acres down to a smaller 3 x 2 on 1 ha. Eddie and Jayne are coming too, if they behave.

Reason for posting is that the offer we made is expiring in a few weeks and they will definitely get other offers which means we are snookered.

Case of Red or whatever your poison is as a Spotters fee for any interested purchasers.

Unfortunately downsizing doesn't mean down pricing. By the time you add up government, legal & reale estate charges it hurts.

 

In 2005 we bought the Unit directly above our Unit to be on the top floor & sold ours. The previous owners put in a timber floor (they did try hard, 19mm real timber on 19mm plywood on 16mm acoustic insulation, acoustic gaps at skirting boards).

It still didn't help & we didn't want to live under a timber floor. It was either move up or out.

 

My "joke" when people said it was a cheap move. I said it cost $25,000 per metre (we have 2.7m ceiling plus concrete slab). Units were the same price.

 

 

Good luck with your move, pack well ahead, it's frightening how much stuff one has & how much stuff is in an organised space.

Yes Jonathan, not much change out of $45k with agents fee and stamp duty etc.

Will save about 3 hours of fuel each way and 6 hours of sanity driving Albany Hwy.

The price you pay for a happy wife, and I hear you on the packing as well.

 Sorry to hear that you're on the move, but nice to see that you've at least allowed Eddie and Jayne to accompany you, albeit on one condition!

Have you considered bridging finance so that there's no need for a rushed sale? 

You could then either move straight to your new home, or stay where you are, as a furnished and well maintained property is far more attractuve to prospective  purchasers.

The miserable couple of dollars you'd pay in interest on the bridging money would likely be more than compensated for by better price on your existing home.

I have thought of Bridging finance, but thought it was too expensive......like 9.5 - 10%. Not to savvy on it really.

Not sure how long it will take to sell our Mt Barker property, but don't think we could keep 2 houses going at the same time.

Don't be sorry Chris, this is a good thing, maybe get rid of some clutter that one accumulates as well.

All the best with your move Bobdown. In 2015 when we were over in the west I remember Mt. Barker. We sold our motorhome earlier this year, then did 4 weeks tripping down through NSW and Victoria in our old 4 wheel drive and mostly stayed in motels and a few cabins. Different but we enjoyed it. A few packing tips.

 

In general use small boxes, books & crockery weight a tonne. Don't want to do you back in. Say 15kg per most boxes maximum.

 

Label every box for the room it has to go in.

 

Photograph book shelves, inside kitchen cupboards & all rooms etc with the layout of items. It is surprising how you simply forget layout of shelves & cupboards.

 

Factor in rain packing critical items accordingly, hopefully it doesn't happen. 

 

When we moved 3 metres, & doubled the space as we already owned the Unit next door (knocked a hole through the wall). We could not believe how we fitted all the items in. Frightening stuff.

 

Start packing now & its associated administration now. It will save stress later.

I still remember. We had 6 weeks for settlement. But the new owners wanted to settle in 2 weeks. I had already started moving the next day. I agreed to 2 weeks to save on bridging loan. 

 

Anyway, 2 weeks of rain, so moving everything from one Unit to another was a pain due to the constant wet weather. Down 1 floor then up 2 floors for an altitude increase of 3 metres. I did get removalists in for 6 items as I couldn't move them myself.

 

Murphy's Law will intervene even for rain & moving 3 metres!

WAWT only moved 4 years ago, loaded a shipping container at our leisure, had it moved here and stayed in the van and unloaded over a few weeks.

We are currently well involved in a similar 'downsizing' situation.

House of 25+ years in highly sought after Bris suburbs on the market (first open day yesterday with lots of lookers but no offers .. not unusual says the Agent)

Conditional contract on Lifestyle unit by the bay.  Bloody expensive option!

Will keep the van & Patrol, for now but at Daughters nearby place .. at least that's the plan.

If it doesn't sell for my price then we will happily settle back down in what is a great place to live.  Just close off 3 unused bedrooms & hire garden maintenance people.

A few ducks to line up yet, but yes looking good. We missed out on our original purchase after 48 hour clause invoked.

The new place is going to be a bit of a project, so will keep me off the streets, but going from 12 acres down to 5 acre bush block, so no mowing.

3 things will always remain, the rest will take care of itself.

I will always follow the Blues.

I will always drink beer.

I will always visit GN's to bust your chops when you step out of line.......ha ha
